What's Moving Into the Old Rite Aid and Big Lots at Marysville Town Center

October 29, 2026

The old Rite Aid at Marysville Town Center has been changing color. The Everett Herald described it as a "black and red transformation" and in August named the tenant behind it: The Fitness Compound, an independent gym coming up from Bothell. The same article said Urban Air Adventure Park is taking the former Big Lots space.

Those are the two biggest holes at the center by Fourth Street and State Avenue, and both are being filled with places you go to do something, not to buy something. These are long-term deals, not pop-ups. Both run 10 years, and the center itself is now up for sale with those leases in place. The exact opening dates are much less certain than the leases.

The Rite Aid Space Becomes a Gym Twice the Size of Bothell's

The Fitness Compound opened its first gym in Bothell in 2024. The Marysville location will be 22,484 square feet, which the Herald reported is double the size of the Bothell gym. Adrienne Blythe-Clark, the company's assistant regional director, told the Herald that the extra room makes space for "1,400 square feet of turf, a red-light sauna, and private showers," along with a Kids Club, a group-class studio and a coffee bar. The gym uses only Panatta equipment from Italy. Marysville is the second of three planned locations, and a Bellevue gym is next.

The gym's Marysville page has early-bird registration open now and lists these membership perks:

  • Kids Club childcare for your first child, with each additional child at $30. Kids Club runs Monday through Saturday during the day.
  • Two group classes a month, with add-on packages for more.
  • Unlimited tanning.
  • A recovery room with massage chairs, massage guns, compression sleeves and foam rollers.
  • On-site massage, with pricing still to come.

The opening date has moved. In late August the Herald reported a mid-November opening. The gym's own page still says "Fall 2026" at the top, but its FAQ now says Marysville "is expected to open at the end of 2026" and asks readers to watch for an announcement. As of this week, mid-November is about two to three weeks away and the end of the year is about two months away. Plan on the later date. A recent Instagram post on the gym's page showed crews framing the training floors, group fitness and Pilates rooms, and a lounge, so the build is still going.

The gym's page also points to the location being "just off the brand new WA-529 exit." That exit is real. WSDOT finished the I-5/SR 529 interchange improvements in fall 2025, with new ramps, a roundabout and an HOV lane extension now open.

The Big Lots Space Is Twice as Big Again

Urban Air is the bigger tenant. Angela Gemmer, Marysville's interim community development director, confirmed the move to the Herald, and city planning documents show a 44,482-square-foot space with go-karts, a cafe and party rooms. That is almost exactly double the gym next door.

Urban Air's Marysville page is already up, with a Mall Way address and links for tickets, parties and memberships. Its hours show "Closed" every day of the week, and no opening date has been announced. Treat the party-booking button as a placeholder, not a sign the park is open. If you're planning a winter birthday, check back on that page.

Taken together, the two spaces cover just under 67,000 square feet. The whole center is 239,989 square feet, so a gym and an indoor adventure park will fill a bit more than a quarter of it. That's a lot of retail floor turned into places to spend an evening or a Saturday.

Two Ten-Year Leases on a Center That's Listed for Sale

The best clue to how long these tenants will be around comes from the sale listing. Northmarq's Seattle office is marketing Marysville Town Center to investors, with a call for offers dated June 16, 2026. The listing describes a 15.41-acre, grocery-anchored center that is 99% occupied.

"Vacancies Resolved: Rite Aid → Fitness Compound; Big Lots → Urban Air (both 10-year deals)."

That line is aimed at buyers, but residents can read it too. A 10-year lease is a commitment that runs into the mid-2030s. Whoever ends up owning the center, the gym and the adventure park come with it. The Safeway is in the same position. The listing says it sits on a ground lease that runs through April 2037, and that it was converted from an Albertsons in 2024 because the store ranked among Albertsons' top five performers.

The listing also points to two smaller changes. A 4,000-square-foot BECU building is being built on a pad at the center, on a 10-year term, and another marketing listing for the center gives its status as "permitting." No opening date has been posted. For now, BECU's Marysville branch is still at 1262 State Street, Suite C. The listing also mentions earlier pad sales and "additional monetization ahead," which suggests more small buildings could go up on the parking lot edges over time.

Where Each Change Stands This Week

Here's the status of each change as of late October 2026:

Space Tenant Size Status
Former Rite Aid The Fitness Compound 22,484 sq ft Under construction; presales open; expected end of 2026
Former Big Lots Urban Air Adventure Park 44,482 sq ft Lease signed; location page live; no opening date
Not yet specified Water Wings Swim School 8,990 sq ft Proposal submitted to the city
New pad BECU 4,000 sq ft Permitting

Water Wings is the least settled. The Herald reported only that the city had received a proposal for an 8,990-square-foot swim school. The Water Wings website already lists "Water Wings Marysville" in its school-selection menu, but it gives no opening date or enrollment details for Marysville. If it opens, the center would have a gym with childcare, an indoor adventure park and swim lessons, all in a lot that used to be anchored by a pharmacy and a discount store.

The Stores That Aren't Going Anywhere

Most of the center is staying the same. The Herald listed Staples, Burlington and JCPenney among the current retailers. The gym's Instagram post placed its buildout "next to the old JCPenney," but JCPenney's store locator still lists the Marysville store at 151 Marysville Towne Center with regular opening hours.

Safeway's store page lists the grocery at 301 Marysville Mall #60. With its ground lease running through April 2037, it remains the center's anchor.

The gym is aiming for the end of 2026, and Urban Air has not named a date. Once both are open, a Safeway run will put you a short walk from a gym with a Kids Club, and a Saturday errand will put you next to a go-kart track.
